€75M Guiding Price on 9 acres of RTÉ Montrose Campus

The national broadcaster has occupied the land since 1961 but with the rezoning of the Montrose land four years ago to Z12, housing is now a permissible use.

It is believed this decision has prompted the sale, due to significantly increased development values.

With a net deficit of €2.8M in 2015 and a suspected increase last year, it is believed the funds will be used to tackle the broadcaster’s debt.

The sale which is being referred to as Project Montrose is being handled by Mark Reynolds of Savills Ireland. Although many details on the exit of RTÉ are as yet undisclosed, it is believed the broadcaster will exit the area gradually between now and 2019.

Also included in the land is the Mount Errol House, which was purchased in addition to St Andrew’s playing fields and other areas in the 1970s, the decade in which the number of employees in RTÉ rose from 200 to 1,000.

Mark Reynolds, Director Development, Agency & Consultancy, Savills Ireland:
“[The Montrose Project is a] once in a generation opportunity to be part of a truly transformative development story in one of Dublin’s most affluent and fashionable areas…For anyone serious about urban development, not only in Ireland but in Europe, it doesn’t get better than this.”

RTÉ Director General Dee Forbes, who held a series of staff updates in November 2016 on the financial situation will repeat the process this morning to outline the organisational impact of the land being on the market.

Also in November last year, Forbes outlined her five year plan for RTÉ, during which she stated, “The world of media and broadcasting is changing and what we have to do, and every media organisation has to do, is look at where they are right now and re-engineer and rethink the shape of the organisation and delivery of output.”

Scott Tallon Walker Architect’s project brief on the RTÉ site, which was master planned by Ronald Tallon in 1960, shows the unprecedented success of the studio called for another masterplan to be rolled out in 1963, to respond to the increased demand for live programming.

STW Architects:
“The key aspect of the original layout for the RTE complex was the concept of adaptable design, the successful implementation of this reusable and demountable structural ethos was, at the time, incredibly innovative… The design required that every building should be capable of expansion in such a manner that the building would read as an architectural entity at every stage of its growth.”
